Positive the location of the hotel is in the center of down town Melbourne with direct access to a tram station - You can reach most places in walking distance or by tram. Negative The hotel has seen better days before and the rooms urgenty need a refurbishment. Hotel is very noisy (thin walls, load air condition). From my experience the rating should not be better than 1 star.
